
“How much does a veranda cost?” is one of the first questions every homeowner asks, and it’s a fair one. A veranda is a bigger investment than an awning, so it deserves a straight answer rather than a vague “it depends.” Here’s what actually drives the price, so you can walk into a consultation with realistic expectations.
Why There’s No Single Number
Every veranda we install is bespoke, built to the customer’s actual space rather than adapted from stock sizing, so the honest answer is that cost depends on a handful of specific factors rather than a fixed price list. That’s not us dodging the question. It’s the same reason two verandas on two neighbouring streets in Haverhill can cost noticeably different amounts.
The Factors That Actually Move the Price
- Size. The single biggest driver. A veranda covering a modest patio costs less than one spanning the full width of a house.
- Glazed or open. A fully glazed veranda, with sliding or fixed glass sides, costs more than an open-sided structure, but it also extends the number of months a year you can genuinely use it. - Roof design and drainage. Integrated guttering, LED lighting and any electrics all add to the specification, and therefore the price.
- Groundwork. What’s already there matters. An existing solid patio needs far less preparation than a garden starting from scratch.
- Planning permission. Most verandas don’t need full planning permission, but size, boundary proximity and conservation area status (common across parts of Suffolk and Essex) can change that. We include planning guidance in every veranda project so this is never a surprise halfway through.
